Carriage Hills is a single-family home subdivision in Wilmington, NC, governed by a Declaration of Restrictions that runs with the land. These rules apply to all lot owners and are designed to maintain the community's residential character and property values.
- Residential use only: All lots must be used for single-family residential purposes only. No business, commercial, or multi-family use is allowed.
- Minimum home size: Each residence must have at least 1,200 square feet of heated floor space, excluding porches, garages, and other appendages. The developer may approve a dwelling up to 10% smaller.
- Architectural review: All building plans, landscaping, fences, and exterior changes must be approved in writing by the Architectural Control Committee before construction. The committee reviews design, materials, and location to ensure harmony with the neighborhood.
- Exterior materials: Exterior walls must be conventional frame, brick, clay brick, stucco, vinyl, or masonite-type hardboard. Concrete block, asbestos siding, aluminum siding, cinder block, and tar paper are prohibited.
- Pets: No more than four household pets (dogs, cats, or similar) are allowed per lot. Livestock, poultry, and commercial breeding are prohibited. Pets must be restrained or confined to the owner's fenced backyard or inside the house.
- Vehicles and storage: No inoperative or unlicensed vehicles, boats, trailers, or recreational vehicles may be kept visible from the street. Commercial vehicles and construction equipment are also restricted unless enclosed from view.
- Fences and structures: Fences require written approval and cannot be placed forward of the rear corners of the house. No temporary structures, mobile homes, or trailers may be used as residences.
- Signs: Only one 'For Sale' sign of up to five square feet is allowed per lot. No other advertising signs or billboards are permitted.
