Echo East Subdivision is a single-family home community in Wilmington, NC, governed by a Declaration of Restrictions that runs with the land. These rules apply to all lot owners and residents, covering what you can build, how you can use your property, and basic neighborhood standards.
- Land use & building type: Lots are for residential use only. Each lot must be at least 5,000 sq ft. Only one detached single-family dwelling (max 2.5 stories) is allowed, plus a private garage for up to 2 cars (which may include servant quarters) and other outbuildings matching the home's design. Minimum living area: 1,200 sq ft for a one-story home, or 700 sq ft on the first floor of a 1.5- or 2-story home.
- Building location & setbacks: Buildings must be at least 15 ft from the front lot line, 15 ft from any side street line, 10% of lot width from each side yard, and 25 ft from the rear lot line.
- Fences & sight lines: Fences cannot be placed nearer the front lot line than the building setback line. Maximum fence/wall/hedge height is 8 ft. Chain link or hurricane fences are not allowed in front yards. On corner lots, no obstruction of sight lines is permitted; trees/shrubs must be trimmed to maintain visibility.
- Vehicles & parking: Boats, motorcycles, campers, tractor-trailers, and junk vehicles must be concealed from public view and adjacent owners. No dumping or repairing vehicles on lots.
- Pets & livestock: No livestock or poultry. Dogs, cats, and other household pets are allowed but not for commercial purposes. Dogs must be kept in a fenced area or leashed when outside.
- Signs: No advertising signs or billboards except one 'for sale' or 'for rent' sign up to 5 sq ft, placed only on the front half of the lot. Signs identifying the subdivision as a whole are exempt.
- Temporary structures & mobile homes: No trailers, mobile homes, tents, shacks, temporary garages, barns, or other temporary structures may be used as a residence.
- Term & amendments: These covenants run for 25 years from recording (1978), then auto-renew every 10 years unless a majority of lot owners agree to change them. Amendments require a recorded instrument signed by 80% of lot owners.
