What Campus Edge's governing documents say
Campus Edge is a condominium community in Wilmington, NC — you own your individual unit and share ownership of the common areas with other unit owners. The association (Campus Edge Unit Owners, Inc.) manages and maintains the common elements, and all unit owners are mandatory members. This document is the original 1984 Declaration for Phase 1, which created 150 units across five 3-story buildings and reserved the right to add up to 500 more units in future phases.
- What you own & maintain: You own the interior of your unit (including non-load-bearing walls, interior surfaces, windows, exterior doors, and your heat pump equipment). You are responsible for maintenance and repair of all appliances, fixtures, and interior surfaces. The association maintains all common areas (foundations, roofs, exterior walls, stairs, hallways, parking areas, utility lines up to the unit entry).
- Use restrictions: Units are restricted to single-family residential use only. No transient hotel or commercial use is allowed. No immoral, offensive, or unlawful use is permitted, and nothing may increase insurance rates or create a nuisance for other owners.
- Structural & exterior alterations: No structural modifications or exterior changes (including painting, antennas, or air conditioning units protruding through walls/roof) may be made without the association's written consent. No fences, planting, or changes to common areas are allowed without approval.
- Leasing & rentals: The document does not specify minimum lease terms or restrictions on leasing. However, transient or hotel use is prohibited, which implies short-term rentals may be restricted.
- Pets: The document does not address pet restrictions.
- Parking: Parking spaces are located on the ground floor around the property perimeter. The association has the right to assign parking spaces and establish regulations for their use.
- Assessments & common expenses: Each unit owner's share of common expenses is based on their undivided interest in the common areas (initially 1/150 per unit). The association may levy assessments for common expenses, including a capital reserve. Special assessments may be levied for costs caused by a unit owner's actions.
- Insurance: The association carries master property insurance on all buildings and common elements (fire, extended coverage, liability). Each unit owner may obtain separate insurance for their unit and personal property. Insurance proceeds are held by the association as trustee for unit owners and mortgagees.
