Residential use is prohibited; each unit is restricted to office or retail commercial activity. The association maintains common elements and levies assessments shared equally among all units.
- What you own & maintain: You own the interior of your unit (within walls, floor, ceiling). The association maintains common elements (e.g., structure, parking areas). Limited common elements like exterior doors, windows, and rear walkways are assigned to specific units; their maintenance costs are assessed to those units.
- Use restrictions: Units may only be used for office or retail commercial activity permitted by zoning. Residential use is expressly prohibited. No outside storage is allowed on common or limited common areas, except licensed vehicles used in a trade or business conducted in the unit may park overnight in unassigned spaces.
- Leasing & rentals: Units may be leased, but all leases must include a provision that the tenant attorns to the association for enforcement of condo documents. The association must give the landlord notice and a reasonable opportunity to cure before enforcing directly against the tenant.
