BridgePort Subdivision is a single-family home community in Wilmington, NC, governed by protective covenants that run with the land. These rules apply to all lot owners and are designed to maintain a high-quality residential neighborhood.
- Land use & building type: Lots may be used only for single-family residential purposes. Only one detached single-family dwelling (max 3 stories), a private garage for up to 3 cars, and a non-metal accessory building (max 250 sq ft, rear of dwelling) are allowed.
- Architectural review: All building plans, specifications, and plot locations must be approved in writing by the Architectural Committee for conformity and harmony. The committee has 30 days to act; if no suit is filed before completion, approval is deemed given.
- Dwelling size: No residential structure under 900 square feet (excluding porches, breezeways, steps, and garages) may be erected or remain on any lot without prior written approval from the Architectural Committee.
- Setbacks & separation: Buildings must be set back at least 25 feet from streets, 20 feet from the subdivision boundary, 10 feet from rear lot lines, and 5 feet from side lot lines. No building may be closer than 10 feet to another building. Minor violations (up to 10%) may be waived.
- Business & nuisance prohibition: No business, manufacturing, commercial, or professional use is allowed. No noxious or offensive activity, signs (except real estate signs), or storage of trade materials. No doctor's office, fraternity house, rooming house, boarding house, antique shop, or gift shop.
- Temporary structures & antennas: No trailers, tents, shacks, barns, or outbuildings (except permitted garages and accessory buildings). No detached garage used for habitation. No clotheslines, satellite dishes, or outside antennas without written consent of the Architectural Committee.
- Fences: Fences, walls, hedges, or mass plantings are permitted only in the rear of the dwelling and must not extend beyond the rear corner of the dwelling. All fences require Architectural Committee approval for location, style, design, and materials.
- Animals: Only house pets are allowed; no animals or poultry of any other kind may be kept on any lot.
