Lauren Place Townhomes is a townhome community in Wilmington, NC, governed by a homeowners association (HOA). Each owner owns a lot with a townhome and shares common areas. The HOA maintains exteriors (except glass, privacy fences, and yards behind them) and common areas, and carries master insurance. Owners must pay annual and special assessments.
- What you own & maintain: You own your lot and townhome. The HOA maintains roofs, gutters, exterior surfaces, decks, trees, shrubs, grass, walks, and other exterior improvements, but not glass surfaces, privacy fences, or yards behind them. If damage is caused by you or your guests, you pay for repairs.
- Assessments & fees: Annual assessments started at $1,200 per lot and can increase up to 5% per year without a vote, or more with a 2/3 vote. Special assessments for capital improvements require 2/3 approval. A one-time working capital fee of $150 is due at purchase. Assessments are uniform per lot and can be paid monthly or quarterly.
- Leasing & rentals: Leases must be for at least six months. Owners may delegate common area use to tenants. No timesharing is allowed.
- Pets: Dogs, cats, or other household pets are allowed but not for commercial purposes. They must be leashed and escorted at all times.
- Architectural review: Any exterior changes (buildings, fences, walls, additions) require prior written approval from the HOA board or an architectural committee. Plans must be submitted; if no response within 30 days, approval is deemed given.
- Parking & vehicles: Inoperable vehicles or those without current registration and insurance will be towed at owner's expense. Boats, campers, trailers, and motor homes cannot remain ungaraged without HOA consent.
- Use restrictions: Lots are for single-family residential use only. No noxious activities, temporary structures as residences, or outside antennas without approval. For-sale signs are prohibited except by the developer. Window coverings must be mini-blinds (if provided) with additional treatments inside. Exterior lights must be clear or white.
