- Land use & building type: Lots may only be used for single-family residential purposes. Only one detached single-family dwelling (max 3 stories), a private garage (max 3 cars), and a non-metal accessory building (max 250 sq ft, rear yard) are allowed.
- Dwelling size: Homes must have at least 1,100 square feet of living area, excluding porches, breezeways, steps, and garages, unless the Architectural Committee approves a smaller size.
- Architectural review: All building plans, specifications, and plot locations must be approved in writing by the Architectural Committee for design harmony and location. Approval is deemed given if no response within 30 days or if no lawsuit is filed before completion.
- Setbacks & separation: Front setback: 25 feet from streets; rear: 10 feet; side: 5 feet from lot lines. Buildings must be at least 10 feet apart. Minor violations (≤10% of requirement) may be waived by the developer.
- Business & nuisance restrictions: No business, manufacturing, commercial, or professional use is allowed. No noxious or offensive activity, and no signs except real estate subdivision signs. No storage of trade materials or inventory.
- Temporary structures & antennas: No trailers, tents, shacks, barns, or other outbuildings (except authorized garage and accessory building). No clotheslines, satellite dishes, or outside antennas without Architectural Committee consent.
- Fences & mailboxes: Fences, walls, hedges, or mass plantings are only allowed in the rear yard and must be approved by the Architectural Committee. Mailbox design and location must be approved by the Declarant (or deemed approved after 60 days).
- Animals: Only house pets are allowed; no other animals or poultry may be kept.
