Dominion Place is a single-family home subdivision in Wilmington, NC, governed by protective covenants that run with the land. These rules apply to all lot owners and are designed to maintain a high-quality residential neighborhood.
- Land use & building type: Lots may be used only for single-family residential purposes. Only one detached single-family dwelling (max 3 stories), a private garage (max 3 cars), and an approved non-metal accessory building (max 250 sq ft, rear of dwelling) are allowed.
- Architectural review: All building plans, specifications, and plot locations must be approved in writing by the Architectural Committee for conformity and harmony. If the committee fails to act within 30 days, approval is deemed given.
- Dwelling size: No residential structure under 900 square feet (excluding porches, breezeways, steps, and garages) may be erected or remain on any lot without prior written approval.
- Setbacks & separation: Buildings must be set back at least 20 ft from the development boundary, 10 ft from rear lot lines, 25 ft from streets, and 5 ft from side lot lines. No building may be closer than 10 ft to another building. Minor violations (≤10% of minimum) may be waived.
- Business & nuisances: No business, manufacturing, commercial, or professional use is allowed. No noxious or offensive activity, signs (except subdivision signs), or storage of trade materials. No doctor's office, fraternity house, rooming/boarding house, antique or gift shop.
- Animals: Only house pets are permitted; no animals or poultry of any other kind may be kept.
- Parking & vehicles: Adequate off-street parking must be provided. No parking on streets. Boats, trailers, campers, and similar items must be parked in a garage or screened area. No unlicensed or junk vehicles on lots, streets, or common areas.
- Fences & mailboxes: Fences, walls, hedges, or mass plantings are allowed only in the rear of the dwelling and must not extend beyond the rear corner of the dwelling, with Architectural Committee approval. Mailboxes require prior approval of design and location to ensure uniform look.
