- What you own & maintain: You own your lot and the house on it. You must maintain the exterior of all buildings and landscaping. The HOA maintains common areas, including roads, streets, drives, rights-of-way, and stormwater ponds.

- Assessments & fees: Annual assessments are set by the Board; initial dues were $300/year ($25/month or $75/quarter). A one-time working capital assessment of $100 is due from each purchaser from the Declarant. Special assessments require 2/3 member vote. Unpaid assessments accrue interest and can become a lien on the property.
