Inlet Point Harbor is a single-family residential community in Wilmington, NC, governed by a homeowners' association (Inlet Point Harbor Owners' Assoc., Inc.) and a separate boatowners' association (Inlet Point Harbor Boatowners' Assoc., Inc.). The community includes land common areas (roads, parks, lakes) and water-related common areas (bulkheads, docks, piers, boatslips). All lot owners pay assessments to the Lot Owners' Association; those with water access or purchased boatslips also pay assessments to the Boatowners' Association.
- What you own & maintain: You own your lot and the single-family home on it. The Lot Owners' Association maintains land common areas (roads, parks, lakes, drainage). The Boatowners' Association maintains water-related common areas (bulkheads, piers, docks, canal, turning basin).
- Assessments & fees: Annual assessments vary by lot type: non-waterfront lots pay $600 (all to Lot Owners' Assoc.); waterfront lots pay $900 ($600 to Lot Owners', $300 to Boatowners'); lots that purchase a boatslip pay $1,000 ($600 to Lot Owners', $400 to Boatowners'). No more than 30% of a lot may be covered by non-permeable material.
- Leasing & rentals: Leasing is permitted only in accordance with rules promulgated by the Association. No time-sharing or interval ownership is allowed.
- Pets: The document does not address pet restrictions.
- Parking & vehicles: Each lot must provide off-street parking for at least two cars. No parking in the cul-de-sac at the eastern end of Gazebo Drive except for loading/unloading; violators may be towed at owner's expense.
- Boating & docks: Boat slips are appurtenant to lots and cannot be owned separately. Design and location of all piers, docks, and slips are under the Declarant's absolute control. The canal and turning basin are 'Absolute No Wake Zones'; violators may be fined.
- Use restrictions: Lots are for single-family residential use only. No mobile homes, temporary structures, business use, or exterior antennas/satellite dishes without approval. Vegetable gardens must be screened. Signs are limited (owner name/address, max 5x20 inches).
