Cypress Island is a planned unit development (PUD) in Wilmington, NC, governed by a homeowners association (HOA). This declaration applies to all lots, townhomes, and condominiums within the development, binding owners, tenants, and future buyers. The community is designed for single-family residential use, with common areas maintained by the HOA.
- What you own & maintain: You own your lot and dwelling; the HOA owns and maintains the common areas (including private roads). You must maintain your property to prevent unsightly conditions.
- Architectural review: All exterior changes (buildings, fences, landscaping) require prior written approval from the HOA Board or an architectural review committee. Plans are deemed approved if no decision within 30 days.
- Leasing & rentals: Leases must be for at least 12 consecutive months. All rentals must comply with HOA rules and regulations.
