What Soundside Subdivision's governing documents say
Soundside Subdivision is a single-family home community in Wilmington, NC, where each lot is used for a single manufactured home. The rules are set by the developer and bind all lot owners and residents. This document is the original Declaration of Restrictions (1995) for Section One, plus a later amendment (2018) from a different community (Soundside Park at North Topsail Beach) that is not part of this subdivision.
- Homes & construction: Only one manufactured home per lot, minimum 1,240 sq. ft. and 26 ft. x 48 ft. box size. Roof pitch must be at least 4/12 (3/12 for triple-wide). Towing hitches must be removed. Masonry or brick skirting required.
- Setbacks & parking: Front setback at least 40 feet; side/rear setbacks per county zoning. Each lot must have at least two off-street concrete parking spaces. No parking on front lawn. No commercial buses, trucks over 1.5 tons, or construction equipment parked overnight.
- Pets: Only domestic dogs and cats allowed, kept inside unless on a leash. No dog houses or pens. Limit of two dogs and two cats per lot.
- Leasing & rentals: Leases or rental agreements must be for at least six months.
- Architectural review: All buildings, sheds, fences, walls, drives, and structures require written approval of plans and specifications (including color and materials) by the developer, who may refuse for any reason including aesthetics.
- Maintenance & nuisances: Lots must be kept free of refuse and debris, grass mowed regularly. No noxious, offensive, or illegal activities. No burning garbage. No firearms discharged.
- Vehicles & storage: Boats and trailers must be stored in garage, carport, or rear of lot not visible from street. Major vehicle repairs must be done in enclosed area. Vehicles without current inspection not allowed.
- Signs & satellite dishes: No commercial advertising signs except developer's temporary signs. Satellite dishes over 24 inches must be in rear yard, not visible from street if possible.
