Telfair Forest is a planned single-family home community in Wilmington, NC, governed by a homeowners association (HOA). All lots are for single-family residential use only, and owners must comply with detailed architectural, landscaping, and use restrictions.
- What you own & maintain: You own your lot and the home on it. You are responsible for maintaining your property, including drainage easements, and must keep it clean and tidy. The HOA maintains common areas (e.g., roads, amenities) funded by assessments.
- Architectural review: Any new construction, exterior changes, fences, or landscaping must be approved in writing by the HOA board or an architectural review committee. Plans are deemed approved if no decision is made within 30 days.
- Minimum home size & construction standards: Homes must be at least 1,400 heated square feet (excluding porches, garages, etc.), no more than 2.5 stories, and built on a crawl space or pilings (no slab). Exteriors must be conventional frame, wood siding, brick, or stucco; vinyl, aluminum, concrete block, and similar materials are prohibited. Driveways must be minimum double-wide concrete.
- Fences & landscaping: Fences cannot exceed 4 feet in height, must be wood and stained to match the house, and cannot be closer to the front lot line than the rear corner of the house. Chain link, wire, brick, and stucco fences are not allowed. Landscaping must be installed within 30 days of a certificate of occupancy.
- Pets: Dogs, cats, and other household pets are allowed but not for commercial purposes. They must be leashed and not allowed to run free. Livestock, pigs, and poultry are prohibited.
- Leasing & rentals: Leases must be for at least 12 consecutive months. All rentals must comply with HOA rules and regulations.
- Parking & vehicles: Boats, campers, trailers, recreational vehicles, vehicles on cinder blocks, and tractor-trailer trucks are not allowed on any lot without HOA consent. No yard or garage sales are permitted.
- Signs & antennas: Only one 'For Sale' sign (max 5 sq ft) is allowed on a lot with a dwelling for sale or under construction; no signs on vacant lots. Satellite dishes and large antennas are prohibited.
