Shenandoah Woods, Section 1 is a single-family home subdivision in Wilmington, NC, governed by a Declaration of Restrictions that runs with the land and binds all lot owners. The community is designed for attractive residential use, with an owners association (Coastal Carolina Owners Association) that maintains common areas and enforces the rules.
- Land use & building type: All lots are for single-family residential use only. Each lot may have one detached dwelling with a two-car garage; detached garages, barns, and storage buildings require developer approval. No temporary structures, trailers, mobile homes, tents, or shacks are allowed.
- Minimum house size: Dwellings must have at least 3,000 square feet of exterior foundation area, excluding porches, steps, walks, garages, carports, and storage areas.

- Vehicles & storage: Boats, recreational vehicles, and trailers must be stored in a garage or screened area, not visible from public or neighbor view. Inoperative or unsightly vehicles are prohibited and may be removed by the Association at the owner's expense.
- Fences & signs: Fences must be set back at least to the rear corners of the house, except decorative fencing up to 4 feet with written approval. Chain link fences are allowed only if screened. Signs are limited to 'For Sale' or 'For Rent' signs no larger than 6 square feet.
