Saratoga Place at Hidden Pointe, Section Three is a single-family home subdivision in Wilmington, NC, governed by a homeowners' association (HOA). The HOA maintains common areas and enforces rules that apply to all lot owners, residents, and guests.
- What you own & maintain: You own your lot and the single-family dwelling on it. You are responsible for water, sewer, and stormwater utility charges, as well as maintaining your lot free of weeds and debris. The HOA maintains common property, including retention ponds and drainage easements.
- Architectural review: All exterior construction, alterations, painting, fences, and other structures require prior written approval from the Developer (or later the HOA). Plans are reviewed for harmony of design and location. If no decision is made within 30 days, approval is deemed given.
- Minimum house size & setbacks: Each house must have at least 1,400 square feet of enclosed, heated living area (excluding garages, decks, porches). No dwelling may be closer than 10 feet to an adjoining property line without approval.
- Use restrictions: Lots are for single-family residential use only. No manufactured or mobile homes, no businesses, no temporary structures used as residences, and no subdividing lots without approval.
- Pets: Dogs, cats, and other household pets are allowed but not for commercial purposes. They must be leashed or under control at all times and not become a nuisance.
- Parking & vehicles: Each lot must provide off-street parking for at least two cars. No inoperable vehicles, vehicles without current registration/insurance, or tractor-trailers are allowed. Vehicle repairs must be done inside garages, not visible from the street.
