Seagrove is a planned single-family home community in Wilmington, NC, governed by a homeowners' association (HOA). This declaration of covenants, conditions, and restrictions (CC&Rs) applies to all lot owners and residents, establishing rules for property use, architectural standards, assessments, and common area maintenance.
- What you own & maintain: You own your lot and the dwelling on it. You must maintain your property in a clean, attractive condition and repair damage within 90 days. The HOA maintains common areas (e.g., pool, clubhouse, parks) funded by assessments.
- Architectural review: All exterior improvements or modifications require prior approval from the Architectural Control Committee. The committee considers aesthetics and harmony with the community. Construction must start within 2 years of purchase and be completed within 18 months of approval.
