What Royal Sands at Carolina Beach Condominium II's governing documents say
Royal Sands at Carolina Beach Condominium II is a 6-unit, 3-story condominium building in Wilmington, NC. You own your individual unit and an undivided share of the common elements, which the association maintains and insures. The declaration governs unit owners, occupants, and renters.
- What you own & maintain: You own the interior finished surfaces (plaster, paint, wallpaper) and interior walls of your unit. You do not own perimeter walls, floors, ceilings, or pipes/wires serving more than one unit—those are common elements. Balconies, decks, or patios are reserved for the exclusive use of the adjacent unit.
- Parking & vehicles: Common elements include parking areas. Each unit is entitled to at least one designated parking space, subject to association regulations.
- Pets: You may keep any pet or animal as long as it does not constitute a nuisance or unreasonably interfere with other owners' quiet enjoyment.
- Leasing & rentals: All occupants (renters, guests, licensees) are subject to the declaration, bylaws, and rules. The developer may rent unsold units on any basis, but no minimum lease term is stated for other owners.
- Alterations & improvements: No material alterations, door/color changes, enclosing of balconies, or substantial additions to common elements without board authorization and majority unit-owner ratification. You may not block or interfere with common elements.

After a casualty, the association and unit owners must repair/rebuild unless 3/4 of owners vote not to reconstruct within 60 days. - Voting & amendments: Voting rights are set in the bylaws. The declaration can be amended by 67% of unit-owner votes plus written approval from first lienholders holding at least 51% of units subject to liens.
