River Knolls at Walnut Hills is a single-family home subdivision in Wilmington, NC. These restrictive covenants run with the land and bind all current and future lot owners. The rules cover what you can build, how you can use your property, and basic community standards.
- What you can build: Only one detached single-family dwelling (max 2 stories) and a private garage for up to 2 cars (max 1 story) are allowed. No garage apartments. Minimum heated living area is 1,100 sq ft (excluding porches, garage, carport). Exterior must be completed within 12 months of starting construction.
- Setbacks & lot coverage: Buildings must be at least 25 ft from the front road right-of-way and 8 ft from side lot lines (or per county zoning). Maximum built-upon area per lot is 3,100 sq ft (includes structures, asphalt, concrete, etc., but not raised wood decking or pool water surface).

- Pets: Dogs, cats, or other household pets are allowed but not for commercial purposes. They must be leashed or under control at all times and not become a nuisance. No livestock or poultry.
- Parking & vehicles: No parking on grass in private or common areas. No commercial trade or activity. No temporary structures, trailers, mobile homes, tents, shacks, or barns.
- Stormwater & environmental: Each lot must maintain a 30-ft vegetated buffer between impervious areas and surface waters. Filling or piping of vegetative conveyances (ditches, swales) is prohibited except for average driveway crossings. The HOA is responsible for the retention pond and must accept the permit.
- Duration & amendments: These restrictions remain in effect until 2028, then auto-renew for successive 10-year periods unless terminated by 75% of lot owners. Amendments require written document executed by the Developer and owners of at least 60% of lots. Restriction 6 (stormwater) can only be modified with state consent.
