Sunset Towns is a townhome community in Wilmington, NC, governed by a homeowners association (Sunset Towns POA, Inc.) that is part of a larger master-planned community (Sunset Reach). You own your townhome lot and share common areas with other owners. The association handles exterior maintenance of each townhome (roof, siding, decks, etc.) and maintains common areas, and also pays water/sewer bills as a common expense.
- What you own & maintain: You own your townhome lot and are responsible for interior maintenance and items under your exclusive control. The association maintains the exterior of each townhome (roof, gutters, exterior surfaces, decks, walks, driveway) and all common areas, including landscaping, roads, parking, water/sewer lines, and stormwater basins.
- Assessments & fees: All townhome owners pay annual assessments and may be subject to special assessments. A one-time working capital assessment of $1,000 is due at initial purchase from the developer. Assessments are uniform per lot and can be collected yearly, semi-annually, quarterly, or monthly. Unpaid assessments accrue interest at 18% per annum and late fees, and become a lien on the property.
