Pirates Cove is a single-family home subdivision in Wilmington, NC, governed by restrictive covenants that run with the land. These rules apply to all lot owners and are designed to maintain a uniform residential character, with a few lots permitted for commercial or utility use.
- Land use & lot types: All lots are for residential use only, except Lots 1, 2, 3, 100, 101, 102 (residential or commercial), Lot 15 (residential or community water supply), and Lot 35 (residential or community sewerage). No lot may be used as a roadway except for driveways.
- Dwelling & garage requirements: Only one detached single-family dwelling (max 2.5 stories) and a private garage (max 1 story, 3 cars) per lot. No garage apartments. Minimum heated living area: 1,500 sq ft (excluding porches, garages, carports). Exterior finish must be brick, brick veneer, or stone (excluding roof).
- Setbacks & building lines: Buildings must comply with subdivision building lines shown on the recorded map and be at least 10 feet from side lot lines. Lots 5 and 98 must front Buccaneer Road. Eave overhangs up to 3 feet and uncovered stoops/steps are allowed within setbacks.
- Pets & livestock: No hogs, cattle, sheep, goats, horses, poultry, or other livestock. Dogs, cats, or other household pets are allowed if not kept for commercial purposes and not a nuisance.
- Vehicles & nuisances: No inoperative, junk, or unsightly vehicles on lots or streets. No noxious trades, commercial activities, or nuisances. Yards must be maintained; the developer may clean at owner's expense.
- Temporary structures & trailers: No temporary structures, trailers, mobile homes, tents, shacks, or outbuildings may be used as a residence, even temporarily.
- Signs: No signboards except 'For Rent' or 'For Sale' signs no larger than 2 ft x 3 ft, and only on Lots 1, 2, 3, 100, 101, 102.
- Utilities & fees: Water must come from the community system (Sanitary Utilities, Inc.) unless health board approves other sources; tap fee $250 per lot. Sewerage must connect to the community system unless approved; connection fee $550 per lot.
