Middle Sound is a marina community in Wilmington, NC, organized as a nonprofit association. You don't own land or a home; instead, you own a membership that gives you the right to use a specific boat slip, parking, and common areas. The association maintains the docks, bulkhead, and facilities, funded by member assessments.
- What you own & maintain: You own a membership certificate, not real estate. The membership entitles you to exclusive use of a designated boat slip and parking space. The association maintains all common property: docks, bulkhead, piers, pilings, bathhouse, parking, and dredges slips as needed.
- Membership classes & voting: There are 33 memberships total: Charter (held by developer initially), Class A (30 slips, each with one vote and a percentage of assessments based on slip length), and Class B (3 lots, each with one vote but no assessment percentage listed). Charter memberships convert to Class A or B when transferred.
- Assessments & fees: Class A members pay regular monthly assessments (cover utilities, insurance, taxes, maintenance, etc.) and may be charged special assessments.
