- What you own & maintain: You own your lot and the home on it. The HOA maintains common elements like roads, stormwater ponds, and open spaces. You must keep your lot free of weeds and debris, and maintain all structures in good repair.

- Pets: Only domesticated dogs, cats, or other household pets are allowed, and they must be leashed and not become a nuisance. No commercial breeding or livestock is permitted.
- Leasing & rentals: The document does not restrict leasing or set minimum lease terms. However, all owners must comply with HOA rules, and tenants are subject to the same use restrictions.
- Assessments & fees: All lot owners pay annual assessments to fund common expenses. Special assessments may be levied with a 2/3 vote of owners. A one-time working capital fee of $500 is due from the first non-developer owner. Late payments incur fees and can lead to liens.
