- What you own & maintain: You own your lot and the single-family dwelling on it. You must maintain your lot free of weeds, refuse, and unsightly conditions. The association maintains common areas (including streets) and limited common areas (if any).
- Architectural review: All exterior construction, additions, alterations, and painting require prior written approval from the Declarant (during developer control) or the Architectural Control Committee. Plans are reviewed for harmony of design and location. Approval is deemed given if no response within 30 days. Minimum house size: 1,800 sq ft of enclosed heated area.
- Land use & building restrictions: Lots are for single-family residential use only. No temporary structures, trailers, or outbuildings as residences. Fences allowed up to 5 ft high, must be behind the front elevation. Clotheslines prohibited. Off-street parking for at least 2 cars required.
- Vehicles & parking: No boats, campers, trailers, motor homes, or inoperable vehicles may remain on lots or streets without written consent. Vehicle repairs only in garages, not visible from street. Association may tow violators at owner's expense.
- Pets: Dogs, cats, and other household pets are allowed but not for commercial purposes. They must be leashed or controlled and not become a nuisance.
- Leasing & rentals: The document does not restrict leasing or rentals. No minimum lease term or rental cap is stated.
- Assessments & fees: Annual assessments are set by the Board and can increase up to 5% per year without member vote, or up to $400 per lot initially.
