Maxwell Place is a single-family home subdivision in Wilmington, NC, governed by a homeowners association (HOA). All lot owners are automatically members of the HOA, which maintains common areas and enforces rules to protect property values.
- What you own & maintain: You own your lot and the single-family dwelling on it. The HOA maintains common areas, entrance signage, street islands, irrigation, stormwater drainage systems, and utility/drainage lines (except those on individual lots).
- Architectural review: All exterior construction, additions, painting, or alterations require prior written approval from the Declarant (developer) or, after developer control ends, the HOA board or architectural committee. Plans are deemed approved if no response within 30 days.
