Whitney Pines is a single-family home subdivision in Wilmington, NC, governed by a homeowners' association (HOA). This document is the Declaration of Covenants, Conditions and Restrictions for Section 5, binding all lot owners. - What you own & maintain: You own your lot and the single-family home on it. The HOA maintains common areas (if any), stormwater drainage easements (Class 1), and entrance signage. You must maintain your lot, including Class 2 drainage swales, and keep the property in good repair.

- Land use & buildings: Only one detached single-family dwelling and garage per lot. No trailers, mobile homes, tents, or garage apartments. Setbacks: 25 feet from front, 8 feet from side/rear lot lines (5 feet for detached garages). Maximum impervious surface coverage is 2,800 square feet per lot (excluding wood decking and pool water surface).
- Pets: Only domesticated dogs, cats, or other household pets are allowed. No commercial breeding. Pets must be leashed when outside. Housing for pets must be screened with approved fencing.
- Parking & vehicles: No boats, campers, trailers, motor homes, trucks over 1 ton, or similar vehicles may remain on a lot unless stored in an enclosed area behind a 6-foot fence approved by the Declarant. No motorized dirt bikes or ATVs on the properties except for maintenance. Inoperative junk cars are prohibited.
- Leasing & rentals: The document does not address leasing restrictions. Owners may delegate use of common areas to tenants.
