- What you own & maintain: You own your lot and single-family home. The HOA maintains common areas, stormwater facilities, entrance signs, and lighting. You must maintain your lot, including landscaping, drainage swales, and any Class 2 drainage easements on your property.

Minimum setbacks: 20 feet from front, 8 feet from side/rear lot lines (5 feet for detached garages). Maximum built-upon area per lot is 3,500 square feet (Section 4 only).
- Vehicles & parking: No boats, campers, trailers, motor homes, or trucks over 1 ton may remain on a lot unless stored in an approved enclosed fence. No motorized dirt bikes or ATVs on the property except for maintenance. All vehicles must be parked in compliance with HOA rules.
- Pets & animals: Only domesticated dogs, cats, or other household pets are allowed. No commercial breeding or keeping of animals that become a nuisance. Pets must be leashed when outside, and any outdoor pet shelter must be screened and approved.
- Fences & signs: Fences require written approval and cannot be placed forward of the rear corners of the house. Maximum height is 6 feet. Signs are limited to 'For Sale' or 'For Rent' signs no larger than 10 square feet, except for model home signage.
- Stormwater & drainage: Lots must comply with state stormwater permit requirements. No structures or vegetation (except grass) in drainage easements. Owners must maintain berms and swales to prevent erosion. The HOA maintains Class 1 drainage easements; owners maintain Class 2 swales on their lots.
