Sand Pebbles is a condominium community in Wilmington, NC — you own your individual unit and share ownership of the building's common elements, which the association maintains and insures. This document is the full Declaration of Condominium for Phase I, which includes a single 27-unit building (Building C). The rules apply to all unit owners and their tenants, guests, and invitees.
- What you own & maintain: You own the interior of your unit (including non-load bearing walls, finishes, windows, doors, and mechanical equipment within the unit). You are responsible for maintenance, repair, and replacement of all interior surfaces, appliances, HVAC equipment, and glass doors/windows. The association maintains all common areas (roof, exterior walls, stairways, parking, landscaping, utility lines up to the unit entry).
- Use restrictions: Units are restricted to single-family residential use only. No transient hotel or commercial use is allowed. No immoral, offensive, or unlawful use is permitted. No structural modifications or exterior alterations (including painting, antennas, or changes to appearance) may be made without written association consent.
- Leasing & rentals: The declaration does not specify a minimum lease term or any rental restrictions beyond the general prohibition on transient use. Leases are permitted, but all use must comply with single-family residential restrictions.
