What Regency Manor's governing documents say
Regency Manor is a single-family home subdivision in Wilmington, NC, governed by a Declaration of Protective Covenants that runs with the land. These rules bind all lot owners and are designed to maintain a high-quality residential neighborhood.
- Land use & building type: Lots may only be used for single-family residential purposes. Only one detached single-family dwelling (max 3 stories), a private garage for up to 3 cars, and a non-metal accessory building (max 250 sq ft, rear of lot) are allowed per lot.
- Architectural review: All building plans, specifications, and plot locations must be approved in writing by a 3-person Architectural Committee before construction or alteration. If the committee does not act within 30 days, approval is deemed given.
- Dwelling size: No residential structure under 1,100 square feet (excluding porches, breezeways, steps, and garages) may be built without prior written approval from the Architectural Committee.
- Setbacks & separation: Buildings must be set back at least 25 feet from streets, 20 feet from the development boundary, 10 feet from rear lot lines, and 5 feet from side lot lines. No building may be closer than 10 feet to another building. Minor violations (up to 10% of minimum) may be waived.
- Business & nuisance prohibitions: No business, manufacturing, commercial, or professional use is allowed. No noxious or offensive activity, signs (except real estate signs), or storage of trade materials. No doctor's office, fraternity house, rooming house, boarding house, antique shop, or gift shop.
- Temporary structures & antennas: No trailers, tents, shacks, barns, or outbuildings (except permitted garage and accessory building). No clotheslines, satellite dishes, or outside antennas without written consent of the Architectural Committee.
- Fences & mailboxes: Fences, walls, hedges, or mass plantings are only allowed behind the dwelling and must be approved by the Architectural Committee. Mailbox design and location must be approved by the Declarant to ensure uniform look; approval is deemed given if no response within 60 days.
- Parking & vehicles: Each lot owner must provide adequate off-street parking. No parking on streets. Boats, trailers, campers, and similar items must be parked in a garage or screened area. No unlicensed vehicles or junk cars on lots, streets, or common areas.
