All dwellings must have at least 1,000 square feet of interior living space (with a possible exception for additional porch/garage space under the main roof). Exterior materials must be wood, brick, brick veneer, asbestos shingle siding, concrete, concrete block, tile stucco, or concrete and stucco; garages must match the dwelling materials.
- Sewage disposal: Until municipal sewerage is available, sewage disposal must be by septic tanks approved by the North Carolina State Board of Health.
- Excluded tracts & expiration: Tract A, Block 1; Block 2; and Tract A, Block 3 are excluded from these restrictions and retained for commercial or other use. The restrictions were originally binding until June 1, 1984, and could be extended by a majority vote of lot owners. (Note: The document does not state whether they were extended.)
