Pleasure Island Condominiums is a 6-unit condominium community in Wilmington, NC. You own your individual unit and an undivided share of the common property, which the association maintains and insures. This declaration governs unit owners, their tenants, guests, and invitees.
- What you own & maintain: You own the interior of your unit (walls, floors, ceilings) and are responsible for its maintenance, including HVAC, appliances, plumbing fixtures, and interior surfaces. The association maintains all common property, including structural elements and utility lines outside your unit.
- Leasing & rentals: Leases must be in writing, for a term of at least 30 days, and cover the entire unit (no room-by-room rentals). Each lease must state it is subject to this declaration, and any violation by the tenant is a lease default.
- Use restrictions: Units are for residential use only. No immoral, offensive, or unlawful activities are allowed. You may not do anything that increases insurance rates, creates a nuisance, or interferes with other owners' peaceful enjoyment.
- Alterations & exterior changes: No structural modifications or exterior changes (painting, antennas, awnings, fences, landscaping) without prior written approval from the association. Storm windows, doors, and balcony enclosures are allowed but must be approved for style and materials.
- Assessments & fees: The association levies uniform assessments based on each unit's undivided interest in common property. Assessments are payable monthly (or as determined by the board). Delinquent assessments accrue interest at the highest legal rate and may result in a lien and foreclosure.
- Insurance: The association carries casualty and liability insurance on the buildings and common property. Each unit owner must maintain personal liability insurance of at least $100,000 per occurrence and insure their own unit and personal property.
- Parking: Each unit is entitled to parking for at least one automobile. The association may assign parking spaces and set rules for their use.
- Right of entry: The association may enter your unit in an emergency without notice. For non-emergency maintenance of common property, entry must be at reasonable times with reasonable advance notice.
