Osprey Point is a single-family home HOA in Wilmington, NC. This document is the full Declaration of Covenants, Conditions and Restrictions (CC&Rs) that applies to all lot owners in the community.
- What you own & maintain: You own your lot and the single-family home on it. The association owns and maintains the common areas (roads, amenities, landscaping) and carries insurance on them.
- Assessments & fees: Annual assessments start at $360 per lot (as of 1988) and can increase each year based on the Consumer Price Index. Special assessments for capital improvements require approval by two-thirds of members. Assessments are a lien on the lot.
