- What you own & maintain: You own your lot and house. The association maintains common areas (everything except directly under each lot and the roadway) and carries liability insurance of at least $1,000,000. You must keep your yard neat.
- Assessments & fees: Each lot pays 1/19 of common operating expenses. Annual assessments can increase up to 10% per year without a vote. Special assessments for capital improvements require 2/3 owner approval. A one-time $300 working capital fee is due at purchase.
- Architectural review: Any new structure or exterior change needs written approval from the board or an architectural committee. Plans are deemed approved if no response within 30 days.
