Greenhow Woods is a single-family home subdivision in Wilmington, NC, governed by protective covenants that run with the land. These rules apply to all lot owners and are designed to maintain a high-quality residential neighborhood.
- Land use & building type: Lots may only be used for single-family residential purposes. Only one detached single-family dwelling (max 3 stories), a private garage (max 3 cars), and a non-metal accessory building (max 250 sq ft, rear of dwelling, with architectural approval) are permitted.
- Architectural review: All building plans, specifications, and plot locations must be approved in writing by the Architectural Committee for conformity and harmony. If the committee fails to act within 30 days, approval is deemed given unless a lawsuit is filed before construction is complete.
- Dwelling size: Single-story homes must have at least 900 sq ft (excluding porches, breezeways, steps, garages). Homes with more than one story must have at least 1,200 sq ft. Smaller homes require prior written approval from the Architectural Committee.
- Setbacks & separation: Buildings must be set back at least 20 ft from the development boundary, 10 ft from pedestrian/bicycle paths, 35 ft from streets, and 50 ft from major highways. No building may be closer than 20 ft to another building. Minor violations (up to 10%) may be waived by the developer.
- Business & nuisance prohibitions: No business, manufacturing, commercial, or professional use is allowed. No noxious or offensive activity, signs (except real estate signs), or storage of trade materials. Uses like doctor's offices, fraternity houses, rooming/boarding houses, antique or gift shops are specifically banned.
- Temporary structures & antennas: No trailers, tents, shacks, barns, or outbuildings (except permitted garage and accessory building) are allowed. Detached garages cannot be used for human habitation. Clotheslines, satellite dishes, and outside antennas require written consent from the Architectural Committee.
- Fences: Fences, walls, hedges, or mass plantings are only permitted in the rear of the dwelling and must not extend beyond the rear corner. All fences require Architectural Committee approval for location, style, design, and materials.
- Animals: Only house pets are allowed; no animals or poultry of any other kind may be kept on the property.
