- What you own & maintain: Each unit owner owns their unit in fee simple and an undivided one-half interest in the common elements. Each owner must maintain their unit, exterior, and driveway. Roof replacement, common landing, and party wall costs are split equally, unless damage is caused by one owner.
- Leasing & rentals: Units may be rented for residential purposes, but rentals of less than the whole unit are strictly prohibited. No timeshare use is allowed.
- Pets: Domestic household pets are allowed subject to rules adopted by unanimous consent of both owners. Pets must be leashed outside, waste must be removed, and excessive noise is prohibited. No commercial breeding.
- Architectural review: No exterior changes (including painting, fences, satellite dishes, signs) or structural modifications may be made without the unanimous written consent of both unit owners. Exterior color changes require the entire building's color scheme to change similarly.
- Parking & vehicles: No campers, trailers, boats, or trucks larger than a standard 2-ton pickup may be parked on the property. No junk or inoperable vehicles. Tools stored in vehicles must be out of sight.
- Assessments & fees: There are no regular assessments; common expenses are split equally as special assessments. Late fees (4% of amount due) and interest (10% per annum) apply to delinquent assessments. The association has a lien right for unpaid assessments.
