- What you own & maintain: You own the interior of your unit (finished surfaces, interior partitions). The association maintains common elements (land, roofs, foundations, corridors, parking, beach access walkway) and limited common elements like exterior doors, windows, decks, and porches—except HVAC limited common elements, which you maintain.
- Assessments & fees: Each unit pays 25% of common expenses. Assessments are collected at least quarterly. Unpaid assessments become a lien on the unit after 30 days.
- Use restrictions: Units are for residential use only. No obnoxious activity, no storage on common elements, no obstruction of stairs or driveways. No signs, flags, or banners visible from outside. No planting without association permission.
