Kingsland Woods is a single-family home subdivision in Wilmington, NC, governed by a Declaration of Covenants, Conditions and Restrictions (CC&Rs). The rules apply to all lot owners, residents, and guests, and are designed to protect property values and neighborhood character.
- Architectural review: All new construction, exterior changes, fences, and landscaping must be approved in writing by the Declarant or an Architectural Control Committee. Houses must be at least 1,700 square feet (excluding garages, decks, porches), no more than two stories, and set back at least 10 feet from property lines. Exterior completion must occur within 9 months of starting construction.
- Land use & building type: Lots are restricted to single-family residential use only. No trailers, mobile homes, temporary structures, or businesses are allowed. Only one single-family dwelling per lot, plus approved accessory buildings.
- Pets & animals: No livestock or poultry. Dogs, cats, and other household pets are allowed but must be leashed and not kept for commercial purposes.
- Vehicles & parking: No boats, campers, trailers, or mobile homes may remain on lots or streets without written approval. Inoperable or unregistered vehicles and tractor-trailers are prohibited and may be towed. Off-street parking for at least two cars must be provided before occupancy.
- Nuisances & maintenance: No noxious or offensive activities. Lots must be kept free of weeds, underbrush, and unsightly conditions. The Declarant or Committee may enter and clean a lot at the owner's expense after 30 days' notice, with a lien for costs.
- Utilities: Water service is provided by Cape Fear Utilities; no private wells for household use. Sewer service is via New Hanover County, with tap fees and monthly charges paid by the lot owner. All lots must use the designated water and sewer systems.
- Exterior standards: Window coverings visible from outside must be white or neutral. Exterior light bulbs must be clear, white, or non-frost. No outside antennas without permission. Mail and newspaper boxes must be uniform in design.
- Easements & emergency access: Easements are reserved for utilities, drainage, and emergency services. The Declarant may enter lots in emergencies to abate hazards. Street lighting may be contracted with Carolina Power & Light, with costs passed to residents.
