Henleigh Hills is a single-family home subdivision in Wilmington, NC. These restrictive covenants run with the land and bind all current and future lot owners. The document sets rules for residential use, building size and design, setbacks, and property maintenance.
- Land use & building type: Lots may only be used for residential purposes. Only one detached single-family dwelling (max 2 stories) and a private garage (max 1 story, 3 cars) are allowed. Garage apartments are prohibited.
- Minimum house size: Dwellings must have at least 2,000 square feet of living space, excluding porches, garages, and carports, measured from exterior walls.
- Architectural review: Plans for all dwellings and structures (including garages) must be approved by Block Sisters, Inc. (or its successors). If no response is received within 20 days of submission, plans are deemed approved as long as they are in general conformity with other structures in the subdivision.
- Setbacks & lot lines: No building may be located within 15 feet of any side or rear lot line. Eaves may overhang up to 3 feet, and uncovered stoops/steps are allowed within the setback. If two adjoining lots are used for one dwelling, the boundary between them is disregarded.
- Vehicles & parking: Buses, trucks over one ton, unsightly or inoperative cars, and similar eyesores cannot be maintained on any lot or street. No fence or obstruction may extend nearer the street than the front line of the main dwelling.
- Pets & livestock: No hogs, cattle, sheep, goats, horses, poultry, or other livestock are allowed. Dogs, cats, or other household pets may be kept, but not for commercial purposes and not in numbers or of a nature that becomes a nuisance.
- Temporary structures & debris: No trailers, mobile homes, tents, shacks, barns, or other temporary buildings are allowed, except during construction of a residence. After fire or casualty, debris must be cleared within 90 days.
- Signs: No signs are allowed on residential lots except 'For Rent' or 'For Sale' signs.
