Jamesborough Court Condominiums is a 16-unit condominium community in Wilmington, NC, established under the North Carolina Condominium Act. You own your individual unit and share ownership of common elements like parking, landscaping, and building exteriors. The association maintains common areas and enforces rules, funded by assessments based on each unit's percentage interest.
- What you own & maintain: You own the interior of your unit, including finished surfaces. You are responsible for everyday maintenance of limited common elements like patios and HVAC systems, while the association handles structural repairs and common area upkeep.
- Leasing & rentals: Leases must be in writing and subject to the condominium documents. During the declarant control period, no lease shorter than 6 months is allowed (except for unsold units by declarant). After that, the association may set policies, but cannot prohibit leasing or set a minimum lease term longer than 6 months without all owners' consent.

Commercial vehicles, boats, trailers, and RVs are prohibited; recreational vehicles may not be stored for more than 72 consecutive hours or 2 weeks per year. Violators may be towed at owner's expense.
- Architectural review: No exterior changes or additions (including satellite dishes, flags, or window treatments) may be made without prior written approval from the association. Satellite dishes must not penetrate the roof and are limited to patios. American flags may be displayed on patios on national holidays with approved mounting.
- Noise & nuisance: Quiet hours are from 10:00 p.m. to 9:00 a.m. Construction noise is allowed 7:00 a.m. to 9:00 p.m. No obnoxious or unlawful activities are permitted, and owners must avoid disturbing other residents.
- Signs & advertising: No signs or advertising (including 'For Sale' or 'For Rent' signs) are allowed on unit exteriors or common elements, except declarant may maintain advertising signs during the declarant control period.
