Bar Harbor Estates is a standard single-family home HOA in Wilmington, NC. These covenants and restrictions apply to all lot owners and their successors, governing what you can build, how you can use your property, and the association's powers.
- Architectural review: All building plans, exterior colors, site grading, and construction schedules must be approved in writing by the HOA before any work begins. The HOA may refuse approval for any reason, including aesthetic or environmental considerations.
- Minimum house size: Every house must have at least 2,000 square feet of enclosed dwelling area, excluding garages, decks, open porches, and shed-type porches.
- Setbacks & lot use: Houses must be at least 40 feet from the street and 10 feet from side lot lines. No lot may be subdivided without HOA consent, and only single-family detached dwellings (up to 4 stories) plus small accessory buildings are allowed.

- Landscaping & tree removal: No trees over 3 inches in diameter (measured 1 foot above ground) or any bushes/shrubs may be removed without prior written HOA approval based on a submitted site or landscaping plan.
- Fences: Fences must be set back behind the house's rear or side line. Chain-link fences are prohibited, and all new fences require HOA approval and must meet county regulations.
- Assessments & HOA governance: Each lot owner must pay annual and special assessments set by majority vote of lot owners.
