Bradley Pines is a single-family home subdivision in Wilmington, NC, governed by a 1979 declaration of covenants and restrictions that run with the land for 25 years. These rules bind all lot owners and cover residential use, construction standards, and property maintenance.
- Residential use only: Each lot may have only one residence, and no temporary structures, trailers, mobile homes, tents, or outbuildings may be used as a dwelling.
- Minimum house size & setbacks: New homes must have at least 1,700 square feet of heated living area (excluding garages and porches) and be set back at least 50 feet from the front street line.
- Architectural review: Plans for any construction or alteration must be submitted in writing to Doris Ayers (or her successors) for approval; if no action is taken within 30 days, plans are deemed approved if the structure conforms to the neighborhood.
- Pets & livestock: No livestock (hogs, cattle, horses, poultry, etc.) are allowed. Dogs, cats, and other household pets are permitted but not for commercial breeding, and must not become a nuisance.
- Nuisance & eyesores: No activity may become a nuisance. Inoperative or junk vehicles cannot be kept on the lot, and may be removed at the owner's expense by the developer's representative.
- Maintenance & debris: Lots and buildings must be kept in good repair. After fire or casualty, debris must be cleared within 120 days. Trash must be in sanitary containers and not visible from the street.
- Signs: Only one 'for sale' or 'for rent' sign is allowed, no larger than 2 feet by 3 feet.
- Parking: Off-street parking must be provided for all automobiles used by occupants.
