Hannover Place is a townhome community in Wilmington, NC, governed by a homeowners' association (HOA). Each owner owns a lot and a townhouse, with party walls shared between units. The HOA maintains common areas and provides exterior maintenance for each lot.
- What you own & maintain: You own your lot and townhouse. The HOA maintains roofs, gutters, exterior surfaces, decks, trees, shrubs, grass, walks, and other exterior improvements. You are responsible for glass surfaces and landscaping inside courtyard areas.
- Party walls: Walls built on the dividing line between lots are party walls. Repair and maintenance costs are shared proportionally by the owners who use the wall. If a party wall is destroyed, any owner who used it may restore it, and others who later use it must contribute to the cost.
- Architectural review: No building, fence, wall, or other structure may be erected or altered without prior written approval from the Board of Directors or an architectural committee. Plans must be submitted showing nature, kind, shape, heights, materials, and location.
