All lot owners are automatically members of the HOA and must pay assessments.
- What you own & maintain: You own your lot and the house on it. The HOA maintains common areas, private streets, and provides exterior painting of all dwellings, repair of privacy fences installed by the developer, and landscaping/maintenance of front yards.
- Assessments & fees: Annual assessments start at a maximum of $1,000 per lot (as of 1985), with annual increases capped at 5% without a membership vote. Special assessments for capital improvements require a two-thirds vote of each membership class. A working capital assessment equal to two months' estimated common area assessment is due at closing.

Plans are deemed approved if no decision is made within 30 days. Minimum enclosed dwelling area is 1,000 square feet (excluding garages, decks, porches).

No business activities, noxious activities, junk vehicles, temporary structures, or recreational vehicles (boats, campers, etc.) are allowed unless stored out of sight in a garage. 'For Sale' signs and outside antennas are prohibited without approval.
- Pets: Dogs, cats, and other household pets are allowed but not for commercial purposes. They must be leashed and personally escorted at all times.
- Parking & vehicles: Each lot must provide off-street parking for at least two passenger automobiles, constructed of concrete, brick, or asphalt. Inoperable vehicles or those without current registration/insurance may be towed at owner's expense.
- Leasing & rentals: Owners may lease their lot, and tenants may use common areas. The document does not specify a minimum lease term or other rental restrictions beyond requiring compliance with all rules.
