Carrington Woods is a single-family home community in Wilmington, NC, governed by a homeowners association (HOA). The rules apply to all lot owners and residents. This document is the main declaration of covenants, conditions, and restrictions (CC&Rs) for the community.
- What you own & maintain: You own your lot and the dwelling on it. You are responsible for maintaining the exterior of your home, including roofs, gutters, paint, trees, shrubs, and walks. The association maintains the common area.
- Architectural review: No exterior improvements or changes (including fences, sheds, patios, color changes) may be made without prior written approval from the association or an architectural review committee. Plans must be submitted and approved within 60 days.
- Assessments & fees: All lot owners must pay annual assessments to the association. The maximum annual assessment was $180 per lot as of 2009, and can increase up to 10% per year without a membership vote. Special assessments may also be levied. Unpaid assessments become a lien on the property.
- Use restrictions: Lots may be used only for residential purposes. No temporary structures, trailers, mobile homes, or outbuildings may be used as residences. No noxious or offensive activities are allowed.
- Pets: Household pets (dogs, cats) are allowed but may not be raised, bred, or kept for commercial purposes. No livestock or poultry.
- Signs: Only one professional sign of no more than 5 square feet advertising the lot for sale or rent is allowed. Builder signs are also permitted during construction.
- Party walls: If your home shares a party wall with a neighbor, repair and maintenance costs are shared proportionally. Disputes are settled by arbitration.
- Leasing & rentals: The document does not restrict leasing or rentals. Tenants may use the common area if the owner assigns that right, but the owner then forfeits their own use.
