- What you own & maintain: You own your lot and single-family home. The association maintains common areas (passive/active recreation, detention basin, drainage, private roads, sidewalks, street lights). - Enforcement & fines: The association can levy reasonable fines for violations, with prior written notice and a hearing. Unpaid fines become a lien enforceable by foreclosure. The association or any lot owner can enforce restrictions through legal proceedings.
