Cambry Downs at Carriage Hills is a single-family home subdivision in Wilmington, NC, governed by a Declaration of Restrictions that runs with the land. All lot owners automatically become members of the Carriage Hills Owners Association, which maintains common amenities (pool, clubhouse, tennis court, greenways) and certain front-yard landscaping and fences. The lot must be kept clean of pet debris, and all animals must be properly tagged. No animals may be raised, bred, or kept for commercial purposes or food.
- Parking & vehicles: No trailers, campers, recreational vehicles, trucks larger than a pickup truck, or non-standard passenger vehicles may be parked on lots or streets. Boats may only be kept inside a garage or approved storage building. Inoperative junk cars and equipment are prohibited.
- Fences & landscaping: No fence or wall may be installed without written consent. The association maintains privacy fences and front yards outside privacy fences, as well as vegetated buffer easements, cul-de-sac islands, sprinkler systems, and mailboxes. Owners must maintain gates on front sections of fences and may not install improvements or plant material in association-maintained areas without approval.
