Blossom Ferry is a single-family home HOA in Wilmington, NC. This declaration of covenants, conditions, and restrictions (CC&Rs) governs the subdivision and applies to all lot owners, their tenants, and guests.
- What you own & maintain: You own your lot and home. The association maintains common areas (streets, entrance ways, retention ponds, stormwater facilities) and carries insurance on common property. You must maintain your lot to prevent unsightly conditions.
- Architectural review: All exterior changes (buildings, fences, walls, landscaping) require written approval from the Declarant or its committee. Plans are deemed approved if no response within 30 days. Minimum home size is 1,200 heated sq ft (exclusive of porches, garages, etc.), max 2.5 stories. Exterior materials limited to conventional frame, wood siding, vinyl siding, or brick. No concrete block, aluminum siding, or composition tar paper. Minimum double-wide concrete driveway required.
- Leasing & rentals: Leases must be for at least 12 consecutive months. All rentals must comply with association rules.
- Pets: Dogs, cats, or other household pets allowed, but not for commercial purposes. Must be leashed and not allowed to run free. No livestock, pigs, or poultry.
- Parking & vehicles: No boats, motor boats, dune buggies, campers, trailers, RVs, cars on cinder blocks, or tractor-trailers may remain on any lot without consent. No yard or garage sales without Declarant consent.
- Fences & landscaping: Fences, walls, or hedges max 5 feet tall, must be wood and stained to match house, and cannot be closer to front lot line than the rear corner of the dwelling. No stucco, chain link, or wire fences. Landscaping must be in place within 30 days of certificate of occupancy. Large trees or natural foliage cannot be removed without prior written approval.
- Stormwater & drainage: Each lot must maintain a 30-foot vegetated buffer between impervious areas and surface waters. Built-upon area per lot limited to 7,300 sq ft (including structures, pavement, etc., but not raised wood decking or pool water surface). No filling or piping of vegetative conveyances. Roof drains must terminate at least 30 feet from mean high water mark. Association maintains stormwater facilities.
- Assessments & fees: Annual assessments set by Board, due as determined. Special assessments for capital improvements require 2/3 vote of each class. Late payments bear 14% interest. Association may lien or sue for nonpayment. First mortgage liens take priority over assessment liens.
