Bradley Drive is a single-family home subdivision in Wilmington, NC, governed by a 1963 declaration of restrictions that apply to all lots. These rules bind homeowners and are intended to maintain the residential character of the neighborhood.
- Residential use only: All lots must be used for residential purposes only. Only dwellings and a one- or two-car garage may be built.
- Minimum house size: Single-story homes must have at least 1,250 square feet of heated interior floor space (excluding porches, carports, or attached garages). If more than one story, the first floor must have at least 1,000 square feet.
- Setback requirements: Buildings must be at least 50 feet from the front property line (60 feet for Lots 1 through 12), and at least 10 feet from side and rear property lines.
- Lot subdivision: No lot may be resubdivided unless the subdivided part becomes part of a whole lot and the remainder becomes part of another whole lot.
- Architectural review: Building designs must be approved by Builders Investment Company (or its designated agent). The owner submits plans, and approval is deemed given if no response within 10 days.
- Sanitation: No outside toilets or privies are allowed. Until municipal sewer is available, sewage disposal must be by septic tank approved by the North Carolina State Board of Health.
