Salt Works Station is a condominium community in Wilmington, NC — you own your individual unit and share ownership of the building's common elements. This declaration governs the condominium, including unit boundaries, maintenance responsibilities, use restrictions, and assessment rules. It is intended for unit owners, prospective buyers, and tenants.
- What you own & maintain: You own the interior of your unit (from unfinished ceiling to unfinished floor, inside the perimeter walls). The association maintains all common elements (e.g., building exterior, common areas). Limited common elements (e.g., exterior doors, windows, patios, stoops) are maintained by the association but the cost is assessed to the unit(s) they serve. You must remove snow, leaves, and debris from your stoop or doorstep.
- Use restrictions: Each unit is restricted to office commercial or retail commercial activity permitted by zoning. Residential use is expressly prohibited. Parking areas may only be used for vehicular parking.
