Azalea Trace is a standard single-family home HOA in Wilmington, NC. You own your lot and house; the association maintains common areas and enforces rules to protect property values. This declaration of covenants, conditions, and restrictions (CC&Rs) applies to all owners, tenants, and occupants.
- What you own & maintain: You own your lot and the dwelling on it. The association maintains common areas (e.g., open space, facilities) and any limited common areas shown on the plat. You must keep your lot free of weeds, debris, and unsightly conditions; the association may enter and clean up at your expense after 30 days' notice.
- Architectural review: All exterior construction, alterations, painting, fences, and landscaping must be approved in writing by the Declarant (developer) or later by the Architectural Control Committee. Plans are deemed approved if no response within 30 days. Minimum dwelling size: 1,000 sq ft of enclosed heated area. Exterior must be completed within 12 months of starting construction.
- Land use & building type: Lots are for single-family dwellings only, no more than 2.5 stories. No garage apartments, temporary structures, or trailers used as residences. No lot may be subdivided without consent. Maximum impervious surface (built-upon area) per lot: 2,800 sq ft.
- Parking & vehicles: Each lot must provide off-street parking for at least 2 cars, with driveways and parking areas of concrete, brick, asphalt, or turf stone. No boats, campers, trailers, mobile homes, or inoperable vehicles may remain on lots or streets without approval. Vehicle repairs only in garages, not visible from the street.
