- What you own & maintain: You own your lot and single-family dwelling. The association maintains common areas (open space, streets) and carries master liability insurance of at least $1,000,000. Each owner pays 1/14th of common expenses and must maintain their own landscaping.
- Assessments & fees: Annual assessments cover common area maintenance plus 5% inflation buffer. Maximum annual increase without membership vote is 10%. A working capital assessment equal to two months' estimated assessment is due at closing. Special assessments for capital improvements require 2/3 owner vote. Unpaid assessments accrue 12% annual interest and become a lien on the property.
- Architectural review: Any new structure, fence, wall, or exterior alteration requires prior written approval from the Board or an architectural committee.
